Flower Mound prices stayed steady even with more homes for sale
Here is the one thing that matters most for Flower Mound homeowners right now. The Real Estate Data Aggregator counted 211 new listings in ZIP 75028 in the three months ending August 31, 2026. That is up 14.1% from the same months in 2025. More competition is real. But the median sale price held at $540,000, down just 0.9% from a year ago. Buyers have more to choose from... and prices are still holding.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Flower Mound did not follow that pattern. The Real Estate Data Aggregator shows the median price dipped only 0.9%. Small, yes. But it held.
More homes, but buyers are still moving
The Real Estate Data Aggregator counted 143 homes for sale in ZIP 75028 during those three months. That is up 10% from a year before. Supply rose, but demand kept pace. Pending sales came in at 186, up 12.7% year over year. Buyers are still writing contracts.
Homes are selling faster than last year
The Real Estate Data Aggregator put the median days on market at 26 days. That is 4 DAYS shorter than the same period in 2025. Even with more listings to choose from, buyers are not slowing down. Nearly 4 in 10 homes, 37.6% to be exact, went under contract within TWO weeks of listing.
Sellers are getting close to their asking price
The Real Estate Data Aggregator shows the average sale came in at 98.9% of list price. That is up 0.1 points from a year ago. About 21.4% of homes sold above list. That share is down 0.9 points from 2025, a small dip. Not every home got a bidding war. But most got very close to what they asked.
Rates are making buyers more careful nationally
CNBC reported the average contract rate for a 30-year fixed mortgage hit 7.50% as of mid-October 2026. Fannie Mae, as reported by CNBC, forecasts that rate staying near 7.4% through the end of 2026 and 7.5% through 2027. Rates at that level slow buyers down everywhere. That is part of why Realtor.com saw price cuts on 20.8% of listings nationally. Flower Mound held steadier than that, but higher rates are the backdrop for every conversation right now.
What this means if you own a home in Flower Mound
Buyers have more choices than they did a year ago. The Real Estate Data Aggregator shows months of supply at 2.3 months, up just 0.2 months from 2025. That is still a relatively tight market. But with 211 new listings coming to market in just three months, your home needs to stand out from the start. Small prep work and a sharp list price matter more now. Homes priced right are still going under contract in 26 DAYS.
