Southlake and Westlake sales slowed, but listings barely did

The one number that changes what sellers should do right now: sales fell more than supply did. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That cooled buyers faster than it cooled sellers. Timing and prep matter more because of it.

The Real Estate Data Aggregator counted 304 homes sold across ZIP codes 76092 and 76262 in the three months ending August 31, 2026. That is down 10.3% from the same months of 2025. New listings across both ZIP codes slipped just 2.4%, to 362. Demand eased more than supply did. Buyers have a little more room to compare.

Speed and pricing held up better than the sales count suggests

In ZIP 76092, the Real Estate Data Aggregator shows homes sat on the market a median of 27 DAYS. That is 10 days shorter than the same period in 2025. Nearly 41.2% of homes went under contract within TWO weeks of listing, up 17.6 points from a year before. Sellers who priced well moved fast.

In ZIP 76262, the median was 41 days, unchanged from a year ago. About 29.5% of homes went under contract within two weeks, up 1.9 points. The sale to list ratio in both ZIP codes stayed close to 97.8% and 97.9%. Sellers gave up very little on price.

Rates above 7% are part of the picture

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a national number, not a Southlake number. But it shows the pressure sellers are feeling everywhere.

Fannie Mae, as reported by CNBC on October 14, 2026, forecast the 30-year fixed rate at 7.4% in the fourth quarter of 2026 and 7.5% through 2027. CNBC also cited Zillow data showing pending home sales nationally were down 8.5% year over year in September. Rates are not easing soon. That shapes what buyers can afford and how long they take to decide.

What this means if you are selling

Supply fell less than demand did. That is the honest read. In 76092, months of supply ticked up 0.2 months to 3.5, per the Real Estate Data Aggregator. In 76262, it edged down 0.1 months to 3.3. Neither ZIP is flooded. But buyers have more choices than they did a year ago. Price and condition matter more now.

What this means if you are buying

More homes to compare, a little less competition. In 76092, 15.1% of homes sold above list price, per the Real Estate Data Aggregator. In 76262, it was 14.6%. Both are up from a year ago, so well-priced homes still draw offers. But you are not walking into a frenzy. There is room to be thoughtful.

In short
  1. The three months ending August 31, 2026 showed 304 homes sold across Southlake and Westlake, down 10.3%.
  2. New listings fell only 2.4%.
  3. Prices dipped slightly in 76092 and rose in 76262. Homes that were priced right still sold in 27 days in Southlake.
  4. Rates above 7%, reported by Realtor.com, are slowing buyers more than sellers.
  5. One street can read very differently from the whole ZIP code.

These numbers cover both ZIP codes together and each one on its own. Your block, your street, your price range may sit somewhere different inside them. I look at that kind of detail every day. Reply and I will tell you what I am seeing closest to you.
